There are 10 undergraduate residence buildings – 8 at the Keele Campus and 2 at the Glendon Campus, each with approximately 250 students.
Most residences are traditional-style buildings and include double and single room options with shared common washrooms and lounge areas that are designed for first-year students. There are limited suite-style residences (typically shared by 2 to 6 students) with en-suite kitchens and shared washrooms; these are a preferred option for upper-year students who want to live in smaller groups, have an optional Meal Plan and share amenities. York residences offer mixed and single gender options. Adapted and wheelchair accessible rooms are also available within most of the undergraduate buildings but must be requested on the application and registered with Student Accessibility Services.
Rooms are furnished with a twin bed, desk, chair, dresser, garbage bin and lamp. Wired and wireless high-speed Internet access is available in all rooms. Students can subscribe to cable TV and phone services for an additional fee.

First-year students are guaranteed a residence offer if they are admitted for the fall session directly from high school and they apply by June 1.
First-year students admitted with a minimum 90% average who apply by June 1 and select the single room preference are guaranteed their choice of room selection.
A $300 non-refundable Room Offer deposit must be paid online using a credit or Visa debit card to confirm your acceptance of your room offer. Your deposit is not an additional charge and will be deducted from your room fees after you move in.
- $3,500, $4,000, $4,500 and $5,000 – mandatory in traditional-style residences.
- $2,350 Suite Convenience Plan is an optional meal plan for students living in a suite-style residence.
Meal plans are exempt from HST except for a portion of each plan that is allocated to a taxable account.
Undergraduate students who are 21 years of age or over are welcome to apply for York Apartments (YA) (Keele Campus).
Note: priority is given to graduate students, law students and students with families.
YA units are a mix of furnished and unfurnished (Atkinson, and few at Assiniboine) and are equipped with kitchen facilities. Unit cost range is $892–$1,639 monthly. Move-ins are arranged for the first and 15th of each month throughout the year, pending availability and excluding weekends and statutory holidays.
